Resident Qualification Criteria

Common Reasons to be Declined - Incomplete application, previous evictions, active collections from landlords, credit score below 650 or no credit, insufficient income, unsatisfactory references, active bankruptcies, not meeting pet policy criteria, excess vehicles won't meet property parameters, and move in dates too far in future can also be a reasons for a declined application. In order to process your application, we need you to provide us with the following 5 items:

  1. Completed Application- We must have a separate completed application for anyone 18+ that will be living at the property. Applications cannot be completed without a social security number. Please make sure to complete all fields as we only process fully completed applications.
  2. A copy of a photo ID.
  3. Dual proof of income for all applicants- Applicants must make a combined minimum 3 times the monthly rent in gross income as a household, to be considered. Applicants must provide two different forms of verification of legal income sufficient to meet the rent to income ratio. Examples of verification include, but are not limited to, most recent 6 months paycheck stubs, most recent 6 months bank statements, proof of government income (such as Social Security, disability, welfare, et cetera), proof of retirement income, liquid assets (e.g. savings/bank account, stocks), proof of spousal and/or child support, or any other legal, verifiable income.
  4. $62 non-refundable screening fee per application. (Pay this fee online during the application process)
  5. At least two years out of the last five with verifiable rental history or proof of ownership. Unacceptable or adverse rental verifications may affect application eligibility.

Please Note our Minimum required credit score is 650 and we are not able to approve you if you have an Eviction Record, Negative Landlord Reference, Outstanding Landlord Collection, Judgement or RentBureau reporting of any kind. No malicious or violent crimes can be approved. Applicants must have held verifiable employment for at least 6 months for approval. Pets- Please check the advertisement to confirm if pets will be considered.

Your application may be subordinated to other applications if other applicants do not have pets. You must attach a photo of your pet for your application to be processed. We cannot rent to the following breeds (or any mix of the following): Pit Bull, Doberman, Mastiff, Boerboel, Rottweiler, Presa Canario, and any aggressive similar Terrier breeds. Chow, Dogo Argentino, German Shepard, Husky, Bandog, Wolf Hybrids, Akita, Fila Brasiliero, Tosa Inu and Great Danes to be considered on a case to case basis with owner approval.

All of our Rental Properties are No Smoking Allowed on the premises!

We apologize due to policy we are unable to approve Third Party Leases /Applicants- Our company policy does not allow Sub-Leasing or Non - Occupant Leases. A Co-Signor may be considered for financial/credit issues only if directed by management only but Co-Signor does not ensure approval of application . Please note Application Fees are paid to a Third party and are Non- Refundable.
