Moving Checklists

We have helped countless tenants to move in and out of their rental homes; we've created these moving checklists to answer some of the most common questions we hear. Please read through the information below and give us a call if you still have questions: 619-884-0906

Move-in Checklist

  • Security Deposit & First Month’s Rent

    Your security deposit is due upon approval of your application so we can write your lease. Once the lease is written you will receive instructions for other items needed upon move-in. The first month's rent payment is due before receiving the keys to the unit. Please confirm the amounts with our team in advance.

  • Move-in Date & Inspection

    We will schedule your move-in date when discussing approval of your application. You will have 10 days after moving in to fill out your move-in inspection and submit it back to our office via email.

  • Utilities

    You need to place all utilities in your name before move-in, a list of what needs to be done will be sent via email before your move-in date. Please note, you are responsible for keeping your accounts current throughout the duration of your stay in your rental home.

Move-out Checklist

  • Notice of Intent to Vacate

    Planning to move out of your rental home? Please provide us with a 30 day written notice of your intent to vacate the premises via email. Refer to the terms and conditions outlined in your lease. Even if your lease is ending a 30 day notice is required to vacate, please plan accordingly.

  • Property Condition

    Before you hand in the keys for your rental home, you'll need to bring it back to the same rent-ready condition it was provided to you in. This involves addressing the following:

    • Rental Cleaning: Remove all of your belongings from your rental home, along with any trash. Have the property professionally cleaned with a move-out cleaning. If your property has carpet please have the carpets cleaned with stain treatment and deodorizer.
    • Landscaping & Outdoor Areas: If your rental home has outdoor space where you typically handle landscaping chores like mowing the lawn, please make sure these responsibilities are addressed once more before moving.
    • Repairs: If any damage occurred during your stay, please do everything possible to make the necessary repairs. This may include patching nail and screw holes, repainting discolored walls, and replacing broken glass. Please have professionals handle these repairs to prevent further damage.   • Security Deposit

    Your security deposit covers any unrepaired damages or outstanding fees on your account; please note, you cannot use these funds to pay your last month's rent.

    We will conduct a final inspection to check for damage after your move out. If we identify any new damage, we will schedule repairs and deduct the cost of these repairs from your deposit. Final paperwork will be returned within 21 days after move out via certified mail or online communication.
